Close and get paid

If your client accepts, we coordinate with a local title company. Closing can happen in as little as seven days, and your compensation is disbursed at the closing table.

Do you actually work with agents?+

Yes, and gladly. A large share of the properties we review come from agents and REALTORS® whose listing will not sell traditionally on the MLS. Working with a professional who has already qualified the seller, gathered the property details, and set realistic expectations makes the transaction faster for everyone.

Will I still be paid for bringing the deal?+

Tell us the commission or referral fee you need when you submit the property. Whatever we agree to is written into the purchase agreement before closing, so there is no ambiguity about how and when you are compensated. Compensation terms are always documented in writing rather than promised verbally.

Are you going to go around me and contact my client?+

No. Property submissions from agents are handled with the agent as the point of contact. We are buying a house, not competing for your client’s business, and the referral relationships we depend on only work if agents trust us with them.

Can you buy a property with tenants in it?+

Yes. Occupied rentals are one of the most common situations agents bring to us. We can purchase with tenants in place, which means no showings to schedule, no lease to break, and no need for your client to pursue a vacancy before selling.

What if the home is in really poor condition?+

That is often exactly when a direct sale makes the most sense. Deferred maintenance, structural issues, fire or water damage, failed inspections, and full cleanouts are all normal for us. Nothing needs to be repaired, cleaned, or removed before closing.

Can I submit a property that is currently listed?+

Yes—active, expiring, expired, and withdrawn listings are all welcome. Note the listing status on the form so we can work within your existing listing agreement and brokerage obligations.

Will the offer match what my client could get on the MLS?+

Usually not, and we will say so directly. A cash offer accounts for repairs, holding costs, and resale risk. When a property is genuinely marketable and your client has time to prepare it, the MLS will typically produce a higher price. Our offer is most valuable when speed, certainty, and an as-is sale outweigh top dollar.
